Business case only
Buying on your own? Take the business case with you.
Some clients want to find, negotiate and buy without us beside them. For them we prepare the business case on its own, in the same structure every report we prepare follows, so you can decide for yourself.
The anatomy of a report
Each part answers one question. The notes in the margin say which.
-
Header and rules
What exactly is being compared?
The area, the floor, the size range and the radius of the comparison, stated on the first line. Every price is an asking price, not a closing price.
-
The neighbourhood
What is it like to live here?
Supermarkets, schools, health, transport and green space, with straight-line distances from a mapped source and the date it was taken.
-
Comparable asking prices
What do similar apartments ask?
Comparable listings for sale, renovated and not renovated, from more than one source. Each set shows its size, its spread and its median, with source and date.
-
Comparable rents
What would a tenant pay?
The same rules applied to monthly asking rents, so the rental case rests on the street, not on a city average.
-
The rental case
Does it work as a rental?
Gross return before and after renovation, and a grid showing how it moves when the purchase price or the rent changes.
-
The flip case
Does it work as a flip?
Three cases from the renovated comparables, low, mid and high, measured against the total cost. A range, never a single number.
-
Costs of buying
What does buying cost beyond the price?
Transfer tax, lawyer, notary, land registry and engineer, line by line, added to the price and the renovation.
-
Risks and what to verify
What could go wrong?
What the numbers leave out and what to check before you rely on them: ownership, tenants, permits, structure, taxes.
Who it is for
Greek and foreign buyers alike. You found a property, or you want to search on your own, and you want the numbers laid out before you make an offer.
What it is
A reading of one property against its street, built from asking prices and rents from more than one source, each with its source and date.
What it is not
Not a valuation, a forecast or a promise of return, and not investment, tax or legal advice. It does not include our search or our negotiation. For those, see the full route.
