Together we find a property that meets the law, and we coordinate a lawyer, a notary, an engineer and an accountant. You sign only after everything is checked.

How much to invest, and where

- Attica (including Athens), the Thessaloniki regional unit, Mykonos, Santorini and islands with more than 3,100 residents.
- One property, at least 120 m² of main area.
€400,000
Any other area
- Anywhere that is not listed as a prime area.
- One property, at least 120 m² of main area.
€250,000
Anywhere in Greece, no minimum area
- Conversion to a home: finished before you apply, and done after 5 April 2024. The building must not have been residential before.
- Restoration of a listed building: full restoration before the first renewal, and no sale before it is done.
One property only: you cannot combine several apartments. Spouses may combine their shares. The threshold is the purchase price. Taxes, fees and costs are a separate budget.

The €250,000 route
Old offices. A new home. A residence permit.
There is another route: you do not buy a ready apartment. You buy offices or an industrial building, convert it to a home, and receive a Golden Visa with an investment of €250,000. Anywhere in Greece, no minimum area.
Our legal department is with you from the first step to the application: the building’s eligibility, building and use permits, the conversion itself and the filing. You are not left alone with the bureaucracy.
Good to know
- The conversion must be finished before you apply.
- It must take place after 5 April 2024.
- The building cannot have been a home before, and it cannot serve as a registered seat or a company branch.
You invested in a Golden Visa and you are not in Greece? Why not earn rent?
We rent your apartment long term and manage it for you. The permit stays in order, and you do not need to be there.
Also: offices and industrial buildings turned into homes.

An empty apartment does not work for you.
Your apartment in Athens can bring in rent even when you are not there. We find the tenant, draw up the lease, collect the money and deal with problems.
One thing to know: short-term letting in the Airbnb style is forbidden by law, and can cost the permit and bring an administrative fine of €50,000. That is why we rent long term only.

Start with one conversationQuestions that keep coming up
May I rent through Airbnb?
No. Short-term letting and sub-letting are forbidden.
Does the permit give a right to work, or citizenship?
No. The permit gives legal residence in Greece for five years and free movement in the Schengen area, with no duty to live in Greece.
What happens if I sell?
The permit depends on holding the property, so a sale exposes it and can end it. Speak to us first.
Can I buy a small property for €250,000?
The threshold is on the real purchase value. If the market value is lower, the deal does not suit the route.
Can I rent out a property after a conversion?
Yes, long term only. We manage it after the conversion like any other property.
How much does it cost?
It depends on the property. We give a personal quote.
