AKTERA — NEIGHBORHOOD SCAN

KOLONAKI

Athens' most established upscale address — embassies, boutiques, and Lycabettus hill views, a short walk from Syntagma.

Kolonaki doesn't need an introduction so much as a location pin: at the foot of Lycabettus Hill, a short walk from Syntagma Square, home to a dense concentration of foreign embassies and the kind of boutiques and galleries that make it Athens' closest equivalent to a European capital's most established residential quarter. It has been the city's prestige address for the better part of a century, and nothing in the current market suggests that's under threat.

That stability is the entire investment case. Kolonaki isn't an early-stage bet — it's a scarcity play. Supply is structurally limited, demand comes from a genuinely international pool of buyers and tenants, and the district's character isn't tied to the next infrastructure announcement or election cycle the way a recovering district's might be.

Public market reporting puts Kolonaki at roughly €4,500–6,200 per square meter — three to four times Kypseli's price band — with reported gross yields of only 3.5–5%, well below the 6%+ seen in some of Athens' recovering districts. Renovated apartments around 150 sqm have reportedly traded near €1.5 million, and penthouses with Lycabettus views above €1.3 million. These are indicative figures from public sources, not Aktera's own verified data.

For investors, Kolonaki functions less like a growth position and more like the anchor of a portfolio: low volatility, low vacancy risk given persistent international demand, and pricing that already reflects most of the above. It's rarely where you'll find the city's highest yield. It's often where you put the capital you don't want to worry about.
